Why Katy is different
Clay moves. Build for it.
Katy sits on expansive Beaumont clay. It swells when it rains and shrinks in an August drought, and it will find every shortcut a builder took.
That's why we don't reuse the same shell detail on every lot. We look at the soil, the drainage, the distance to the house slab and the depth of the water table before we set a single stake. Deck drains and hydrostatic relief go in because the site calls for them, not because they were in the base package.
It's also why we won't shoot gunite into a wet excavation, even if it puts us a week behind. A shell placed into standing water is a shell with a shorter life, and you won't see the problem for six years.

Questions Katy homeowners actually ask
How much does a pool cost in Katy, TX?
Most gunite pools we build in Katy land between $65,000 and $120,000 once decking, equipment and fencing are included. A compact plunge pool on a small Cinco Ranch lot can come in under $55,000; a large freeform with a raised spa, tanning ledge and outdoor kitchen runs well past $150,000. The three things that move the number most are square footage, how much decking you want, and access — a narrow side yard means smaller equipment and more hand work.
How long does a pool take to build?
Plan on 8 to 14 weeks from permit approval to first swim. Excavation through gunite usually takes two to three weeks. The stretch that varies is tile, coping and decking, because it depends on material lead times. Rain is the other variable — Katy's clay holds water, and we won't excavate or shoot gunite into a wet hole.
Do I need a permit to build a pool in Katy?
Yes. Pools inside Katy city limits are permitted through the City of Katy. Most of the master-planned neighborhoods west of the Grand Parkway are in unincorporated Fort Bend or Harris County, which permit separately. If you're in an HOA — Cinco Ranch, Cross Creek Ranch, Firethorne and the rest — you'll also need ACC approval before we break ground. We handle all of it and submit the drawings for you.
Gunite or fiberglass — which is better for Katy soil?
Katy sits on expansive clay that swells and shrinks with the weather, which is hard on any structure. Gunite handles it well because the shell is a reinforced monolith we can engineer for the specific lot. Fiberglass is faster and cheaper but the shell arrives in one fixed shape and needs a carefully compacted base and proper backfill to stay level. We build both and will tell you honestly which suits your lot.
Do you build pools on small lots?
Regularly. A lot of the newer sections in Cross Creek Ranch and Elyson have 55–60 foot lots with tight side-yard access. We use compact excavators, and where a machine won't fit we crane over the fence or dig by hand. It costs more, but it's routine work for us.
