Cross Creek Ranch is almost entirely new-construction work for us. Homes here are recent enough that nothing needs remodeling yet — but a lot of backyards were handed over as bare sod with a builder-grade patio slab.
What building here involves.
The main constraint is access. Many sections have 55 to 65 foot lots with narrow side yards and fences close to the property line. We use compact excavators, and where nothing fits we crane material over the fence. It adds cost, but we plan for it at the design stage rather than discovering it on excavation day.
The other consideration is drainage. Cross Creek Ranch has significant detention and drainage infrastructure, and the individual lots are graded to specific patterns. New decking has to be sloped so it doesn't dump water toward the house or across a neighbor's line — something a surprising number of pools here got wrong.
Because the homes are new, most owners want the pool, deck, kitchen and shade structure designed as one project. That's the right call: it's the only way to trench utilities once.
